Arizona HOA law: the basics
HOAs in Arizona are governed by Arizona Planned Communities Act (A.R.S. § 33-1801 et seq.), along with the HOA's own CC&Rs (Covenants, Conditions & Restrictions), bylaws, and adopted rules. Critically, the HOA's governing documents cannot override Arizona state law — when the two conflict, state law wins.
This matters because many HOA boards act as if their CC&Rs give them more authority than the law actually allows. A well-cited letter pointing to the relevant section of Arizona Planned Communities Act (A.R.S. § 33-1801 et seq.) can shift the dynamic immediately. Counter Gameplan turns that into a ready-to-send letter in about 60 seconds.
